Transwestern starts Auberge condo-hotel tower at $1B-plus Upper Kirby megaproject
The Real Deal reported that Transwestern has broken ground on the second phase of The RO, a $1 billion-plus mixed-use development spanning 17 acres between Houston's Upper Kirby and River Oaks districts. The centerpiece is The Birdsall, Auberge Collection—a 34-story tower combining a 105-key hotel with 44 luxury condos—alongside 317 apartments, 80,000 square feet of retail space for up to eight restaurants, and office components. Madison Realty Capital is providing construction financing for the hotel-condo tower, with Citizens Bank, Amegy Bank and others backing the apartment and retail elements. Designed by a powerhouse team including Kohn Pedersen Fox and Roman & Williams, the 740,000-square-foot phase is slated for completion in late 2027, following Phase One's office tower currently leased to Vitol.
